Our Estimation Process
To prepare an accurate masonry estimate, we begin by thoroughly reviewing the client’s provided drawings, plans, and specifications. We examine the plan, elevation, and section views to clearly define the scope of work.
We use advanced masonry takeoff software, including PlanSwift and Bluebeam, to measure quantities through a point-and-click method. These quantities are then imported into Excel spreadsheets, organized by MasterFormat, following CSI codes for items specified in the drawings.
Our masonry estimating spreadsheet includes a detailed breakdown of the following quantities:
- All masonry units used in the construction of the foundation wall, such as concrete masonry units, bricks, CMU blocks, acoustic blocks, glass units, clay bricks, clay tiles, stone, marble, limestone, terra cotta, precast masonry panels, rubble, and their variations like corner units, pilaster units, bond beams, lintel blocks, knockouts, stirrups, sills, angle blocks, square pilasters, headers, halves, half-high units, etc.
- Deductions for openings, such as doors, windows, and ventilation, are included.
- Quantities for facing bricks, masonry veneer, stone veneer, and brick veneer, if applicable.
- Masonry units categorized into facings, backings to facings, walls and partitions, furring to walls, and fire protection are itemized separately.
- Mortar quantities, considering whether it’s pre-bagged or site-batched, mortar proportions, and site conditions. This also covers the type of mortar used (masonry cement, pre-blended, or Portland cement-lime mortar).
- Grout quantities, based on the concrete block density used, including wastage.
- Masonry reinforcement, if required.
- Scaffolding, if necessary.
- Miscellaneous items such as anchor bolts, sleeves, brackets, brick ties, etc.
- Masonry insulation, flashing, and weep holes, if needed.
- Material, equipment, and labor costs, derived from RSMeans and our construction cost database for zip code-based pricing.
- Estimation of man-hours and labor costs for various tasks, including additional costs for transportation, taxes, permits, and any restoration and cleaning requirements.
- Contingency funds to cover unforeseen costs, inflation, etc.
Finally, a senior estimator conducts a comprehensive audit to ensure the quality and accuracy of the deliverables.
Why Outsource Your Masonry Estimate?
In today’s competitive construction industry, bidding on projects with narrow profit margins means that only precise and detailed estimates can give you an advantage over your competitors.
Accuracy is often the biggest challenge when preparing a masonry estimate yourself. It requires in-depth knowledge of masonry units, mortar, grout, reinforcements, man-hours, labor costs, transportation expenses, and other key quantities, along with proficiency in the necessary software and tools. Purchasing expensive software and hiring a full-time estimator can be costly, with ongoing expenses like salaries, bonuses, and benefits eating into your budget.
By outsourcing your masonry estimates to a professional estimating company like Smart Estimations, you gain several advantages:
- You save time previously spent preparing estimates, allowing you to focus on strategies to grow your business.
- You gain confidence in highly accurate, detailed estimates prepared by expert estimators.
- You increase your bid volume, allowing you to bid on more projects and win more contracts.
- Your estimating efficiency improves, boosting your profit margins.
- You avoid the costs associated with purchasing software and hiring additional estimating staff.
